We had the same 15 years ago. We decided to leave for the north of Portugal and started a small campsite. Now we are ready for the next phase in our lives and you can take over this ready-to-use campsite. Everything is ready to start working and earning money and you can move into the associated house in no time. A visit is indispensable for a good assessment of the campsite. The campsite is located in the unspoilt north of Portugal, less than an hour’s drive from Porto Airport. However, the area has been on the rise in tourism for years, thanks in part to the fact that the Portuguese government is now looking beyond the Algarve alone. In other words: tourism in the Northern Portugal is booming.
The campsite is a campismo rural, fully licensed, and can be run ‘effortlessly’ by two people. With possibly some help in the high season, for which the Portuguese contacts are also available for new owners. The total area of this quinta (Portuguese farm) is 5 hectares. Just under half is used for camping; the rest is a green buffer that provides extra tranquility and a beautiful environment. There is therefore also plenty of room for expansion with, for example, holiday villas, the growing motorhome market, or glamping. The terraced campsite now has 30 pitches (all equipped with a 10 amp electricity connection), with which a steady income can be generated. With addition of bar and restaurant a nice icing on the cake can be earned.
There are three furnished tents with all the trimmings. Everything about the campsite is perfectly maintained. You can get started right away and then give your own twist to the campsite in later years, or think about expanding it. Camping guests now come from all over the world, traditionally mainly the Netherlands and Belgium, but increasingly from UK, France, Spain and Portugal.
Included in the sale is a fully restored 300-year-old granite house (approximately 140 m2 living space), equipped with all modern conveniences. And it is possible to build a second house on the terrain. There is a water source for both private and campsite and this source has never been dry. In case of emergency, a connection to the municipal water supply network is also available. The campsite has a swimming pool (15 x 7.5), sanitary building and two buildings for storage. Under the house is an adega (former winery) that is now used as a reception / bar / common room for camping guests. There is also a boules court and a granite table tennis table on the property.
The campsite is ideally located for cities such as Porto, Guimarães, Braga and Amarante. The Douro Valley (known for its Port grapes and excellent wines) is just a stone’s throw away, as are the Alvão and Peneda-Gerês Natural Park. The area is also perfect for active nature lovers with numerous walking and cycling opportunities. The campsite was voted the most beautiful small campsite in Europe by the Dutch Tourism Board ANWB in 2009 and has been scoring a constant 9 on Zoover for years.
